Everything people ask me before they take a seat. If yours isn't here, bring it to the Saturday class.
Go through the questions, and I'll see you in class!

Partnering

Can I partner without attending the class?

No. The class comes first, for everyone. I am putting my crew, my lenders and my name on your deal, and I am not doing that with someone who has not seen how I actually work.

Is the partnership free too?

No. If you decide to partner after the class, I explain the options and what they cost at the end of the class, and the full program terms are set out in writing before you commit to anything.

What happens after the class?

If you want to go further, you book a conversation with me and my team. We go through your situation, what you can fund, and whether a first deal makes sense now or later.

The money

What do I actually need to put down?

It depends on the house and on the loan you qualify for. We go through the real figures together before anything is agreed, and you see them in writing.

Who funds the deal?

You fund your share of the purchase and the work; my banker or my partner lenders fund the rest. Funds are released in phases after inspection, so money follows finished work.

How and when do I get paid?

At closing, by the title company, according to the split in your contract. You see the settlement statement.

What if the deal loses money?

It can. Real estate is leveraged and illiquid, a project can run over budget or sell for less than it cost, and you can lose some or all of what you put in. That risk is yours as well as mine, and it is set out in the contract before you sign.

The Saturday class

Is the class really free?

Yes. There is no cost to attend and no obligation afterward.

What actually happens in the class?

I put one of my own finished deals on the screen and walk through it for ninety minutes: thirty on the buy, thirty on the build, thirty on the sale. You see the offer, the rehab budget against what I actually spent, the draw schedule, and the settlement statement at the end.

Do I need money to attend?

No. Come and learn first. Plenty of people in the class are still working out whether this is for them at all.

Do I need any experience?

No. Most people who take the class have never bought an investment property. If you have, you will still see numbers you have not been shown before.

How many people are in the class?

Twelve. It is small on purpose, so you can stop me and ask about a number instead of saving it for the end.

Is it online or in person?

Online. You join from wherever you are, and the joining details are sent to you when you register.

What do I need for the class?

Something to take notes with, your questions, and a device that can join a video call. Nothing else.

Will I have to sign anything?

No. Nothing is signed during the class.

Can I register for more than one Saturday?

Yes. You can take a spot in as many Saturdays as you like โ€” just one spot per Saturday, so the class stays small.

Ask the rest on Saturday.
