Licensed contractor, agent and investor · Kansas City
26 years building houses.·One market.·Your first deal.
Partner with a licensed builder and his whole team.
I'm a licensed contractor and builder in Kansas and Missouri. I partner with first-time investors on real houses: my contract manager runs the crew, my lenders fund the deal, my realtor buys and sells, and my attorneys keep it clean. In my class, using real-life case studies, I reveal the alchemy behind real estate deals that produce profits, and how to go about it on a simple 9-to-5 paycheck. There is only one way to partner with me. You take my free class first.
What I see every month
You don't need another book. You need a team.
Most people never do a first deal. They have a day job that eats every hour they could have spent attempting execution. They have no crew they trust, no lender who will fund them, and nobody to call when things seem to be going off script. Learning alone doesn't fix that.
You have no time
The trades work the same hours you do. Walkthroughs, inspections and draws land while you are at your desk, and that is a major reason people with good money coming in never start. My team is on site when you cannot be.
You have no crew
Anyone can buy a house. Finding framers, electricians and a roofer who actually show up on Monday morning took me years, and I lost money learning who not to call.
You have no money people
Hard money goes to borrowers the lender already trusts. When I started, nobody trusted me either. That is the part you cannot shortcut alone — but you can borrow mine.
You have nobody to call
A course sells you a binder. When your inspection fails and your draw gets held on a Friday afternoon, a binder does not answer the phone. I do.
The partnership
When you partner with me, my team becomes your team.
My contract manager and crews
Do the work, licensed and insured.
My lenders and bankers
Help finance the deal. Depending on the loan and your qualifications, down payments can be far lower than most people expect.
My realtor
Prices the purchase and the sale.
My attorneys and title company
Handle the contracts and pay out at closing.
Me
Running the job from the first walkthrough to the closing table.
One rule
I only partner with people who’ve taken the class.
It's not a marketing line. It's how I make sure we're working from the same numbers before any money moves. The Saturday class is the only way to partner with me and work with my team.
Dissecting the Deal: one real house in 90 minutes.
I put one of my own finished deals on the screen and walk you through it.
The buy (30 minutes). Why I chose the house, what I offered, and what I walked away from.
The build (30 minutes). The bids, the draws, the inspection, and the week everything went sideways.
The sale (30 minutes). The settlement statement line by line: who got paid what, including me.
You'll walk out knowing
- How I decide what to offer, and the three reasons I walk away
- How financing works, what you really need to put down, and when the money moves
- How draws work, and what happens when an inspection fails
- How profit is split and paid at closing
- The three ways a first deal goes wrong
Figures come from one of my past deals. Your deal will be different.
The people you'll meet on Saturday.
Mr. Lee
Licensed general contractor and builder, and an investor on my own money. I find the house, set the path, and run the job from the first walkthrough to the closing table. One person to hold accountable when something goes wrong.
I find it. I fund the path. I build it.
My contract manager
On site daily, managing trades and schedule. He is also the one who picks up when you call from the driveway with a question about the framing, and he will not make you feel stupid for asking.
My realtor
She knows which blocks move in thirty days and which sit through a season. She keeps me from overpaying going in, and keeps you from underpricing coming out.
My banker
Years of deals across the same table. You meet him in person before you commit to anything, not after you have signed something.
My lenders
They release funds in phases after inspection, so the money follows finished work instead of running out ahead of it.
My attorneys
Draw up the partnership contracts and work with the title company so everyone is paid correctly, and in the right order, at closing.
What happens after Saturday
From the Saturday class to the closing table.
Attend a Saturday class

Questions before Saturday
Can I partner without attending the class?
No. The class comes first, for everyone. I am putting my crew, my lenders and my name on your deal, and I am not doing that with someone who has not seen how I actually work.
Is the partnership free too?
No. If you decide to partner after the class, I explain the options and what they cost at the end of the class, and the full program terms are set out in writing before you commit to anything.
What happens after the class?
If you want to go further, you book a conversation with me and my team. We go through your situation, what you can fund, and whether a first deal makes sense now or later.
What do I actually need to put down?
It depends on the house and on the loan you qualify for. We go through the real figures together before anything is agreed, and you see them in writing.
Who funds the deal?
You fund your share of the purchase and the work; my banker or my partner lenders fund the rest. Funds are released in phases after inspection, so money follows finished work.
Your first deal starts with a Saturday seat.
