What this site is, and what it is not.
Draft — not yet reviewed by an attorney (COMP-05). The text below was prepared as a starting point for the operator's attorney to mark up. It has not been reviewed or approved by a lawyer, it is not legal advice, and it should not be relied on. The reviewed version replaces it the moment it is signed off.
Educational purpose of the Saturday class
Dissecting the Deal is an educational session. It walks through a past project to show how one deal was bought, built and sold. It is not personalised advice and is not a recommendation to buy, sell or finance any particular property.
No offer to sell securities
Nothing on this site or said in the class is an offer to sell, or a solicitation of an offer to buy, any security. Any partnership we enter into is documented separately in a written contract prepared by our attorneys, and any securities offering, if one is ever made, would be made only through the documents for that offering.
No guarantee of results, profit or return
We do not guarantee any result. Real estate investing can lose money. Past projects do not predict future ones. Nothing here should be read as a promise of profit, of a particular return, or of a particular timeline.
Past projects are illustrative
Project figures shown on this site and in the class come from real deals we completed. They are shown to explain a method, not to represent typical or expected results. Your deal will have different numbers.
Projected and estimated figures
Any projection, estimate or pro forma is an informed guess made at a point in time, based on assumptions that may turn out to be wrong. Purchase price, rehab cost, holding period, interest rates and sale price all move. Treat every forward-looking figure as an estimate and nothing more.
No professional advice
We are a builder and an investor. We are not your attorney, accountant, tax adviser, broker or financial adviser, and no relationship of that kind is created by your use of this site or your attendance at the class.
Get independent advice
Before you put money into any deal, have your own attorney review the contract and your own accountant review the tax position. We will provide the documents and answer questions, but we will not stand in for your advisers and we encourage you to use them.
Licensing and jurisdictions served
We hold a general contractor's licence and carry insurance. We work in Kansas and Missouri. Nothing on this site is directed at anyone in a jurisdiction where we are not licensed to operate.
Risk of loss
Real estate is illiquid and leveraged. A project can run over budget, take longer than planned, or sell for less than it cost. Financing can be withdrawn. You can lose some or all of the money you put in. Only invest money you can afford to lose.
Testimonials
Where we publish what a past attendee or partner has said, it is their own experience and is not a guarantee that you will have the same one.
